Yes, but don’t expect to pay the same rates since your current residence will be refinanced at investment property rates. Try to do both transactions with the same lender.

The heloc is interest only for the first 10 years and then goes to normal for years 10-20. I expect to pay it off in ~2 years.

Any thoughts on the best certifications to get in order to help move forward? I have considered the CCP from World at Work, but it’s fairly pricey to get by the time you wrap up everything. I was looking at both SHRM-CP and SPHR. Everyone that I have spoken to has the SHRM, but that’s also only looking at individuals in a small geographic footprint and within 3-4 different companies. Put house on the market at what realtor thinks is a fair value. So far (only five showings) everyone likes the house but says it’s too expensive given updates they’d want to make (they don’t say what but I’m guessing updating the bathrooms as example). Novice investor here so please bear with me. I opened a vanguard account dec 2019 and invested around $1K..over the course of the year I invested about $68k.. I just checked the total gains and it shows about $10k. That’s about 14% gain via investment in small amounts in vgt, zoom, tsla, ark, vtsax etc..Is it fair to assume 15% gain year over year ?


In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)

I’d like to make a career change to a real estate investment company, but it is proving difficult (as expected). Question about tenants.. I have this inherited tenant who I am 90% sure are involved in some type of drugs scheme. The parents recently passed and they called each other “fiancée” and the adult daughter and her “fiancée” want to rent on their own. Long story short I’ve gotten them out of the house but then I was talking to a cousin of the estate and when I said fiancée and who was trying to live there he kind of chuckled and said I’m not even going to go there… Is fiancée code for something ??
