Is it worth installing a garbage disposal for a tenant? My research is looking like the installation labor can cost a lot and down the road be subject to clogs/repairs

No it’s not. You can’t charge more in rent or get a better tenant because you have it, and every tenant breaks them so I wouldn’t

I would definitely install one. I’ve never had one clog or break but they are a godsend. I would be more concerned if I *don’t* install one that they will clog the drains by sending stuff down the drain that they shouldn’t.

like

That’s my thought. Garbage disposal is a fairly simple safeguard against food scraps down the drain.

like

You can buy a garbage disposal and have it installed for $250. It’s a good idea.

This is a bit specific. Where is the place and how nice is the unit ? I personally would refuse to rent a place without a disposal and washer/ drier. But I also get in cities like nyc they may be considered luxuries.

Hi all! Seeking advice here. We have a home purchased for $330k and $277k left on the loan (we put little down and have only been here 5 years). We are looking to move in 4-5 years and would purchase something in the range of $700k - $850k. After talking to a mortgage person, I could refinance and take $50k of equity out of the house. I would invest it in something safe and have a larger down payment for the next house. Cash flow is the same and closing costs range from $2.5 - $3.3k. Thoughts?

I have a rental property that is stressing me out. I've owned for 11 years. It's a 2 flat. I'm renting under market at $2400/month total. Mortgage is $1600/ month. I do all maintenance myself, except big projects (roof, masonry, etc.). I am tired and have been deferring maintenance. The tenants are fine and its always rented easy. Its in a nice area. Should I sell this place or figure out how to make it work? It's worth $200k more than I paid for it.

Put 5% down on my condo and did my first gut renovation on the place, spending about $40K. Took the place from $425K - $490-500K according to my realtor.

I learned a lot and want to flip another property, but also kinda fell in love with my current place and don’t want to sell. I’ve only got about $45K in cash right now - is there any way to get the cash back from my renovation to put towards another without selling?

Hi all. I’m looking for houses as primary residence. Some need a lot of work, including taking down walls (potential load bearing) and reconfiguring kitchen. Who would or could I talk to first to get a sense of how much a remodel on a particular home would cost? I want to make sure the possible reconfigurations work for me and are in line with my full/overall budget. Would I go to a designer first? Thank you!
