Is there a clause I can include in the lease to prepare for a tenant that stops paying and tries to claim I can’t evict them due to covid? Not saying I’m expecting it, but a cousin had a bad experience recently and I don’t want to repeat the mistake

The whole eviction clause is essentially protecting tenants if they can’t pay rent. I think the govt law super-cedes your agreement. But if you want to be 100% sure, consult a RE attorney.
