Yes, you’ll need admin access on both sides though.
Also believe you need powerBI pro and it's in the gateway section.
So not "real time"
To load data to power bi from SharePoint, you have to use "import" mode, where the data is loaded to power bi's internal database. These loads take minutes, but milliseconds, so there are limits in how often you can do them.
Power BI Pro supports 8 refresh a day.
Reports in a workspace backed by a premium capacity or a premium per can support unlimited refreshes per day via Api or 48 via the UI.
Power bi can get near real time refresh using Direct Query mode, when the data is in sql or another data source that has a robust query engine so it can evaluate all the logic needed to build each visual (and not just a big table). Unfortunately SharePoint can't do this. There are also downsides to this mode: it's generally slower, each visual sends a query each time you interact with the report, so your server better be up to the job.
You don't need a gateway for SharePoint online. However if you are using an on prem SharePoint server, you will need a gateway to enable powerbi to work with your firewall.
The threading got a little messed up, but to be chat: yes
Yes, if you are connecting to an excel file on SharePoint online it can be a little tricky to get the right url: SharePoint and excel both burry it. (you didn't specify in the post, but given the channel...)

I’m not sure if we’ll use excel in the interim
