Break ins. I'm not sure if you're female, but someone shared a few months ago how someone broke into her friend's 1st floor apartment and assaulted her. I was apartment hunting at the time and that has solidified high floors only for me ever since
I’ve heard of this — as a woman I’m pretty concerned for my safety so this is makes a strong case for a higher floor!

Yes to both of your points. Both downsides. Don’t all NYC apartments have fire escapes?
Yeah the 1500 foot condos have fire escapes, but they’re in the inside of the building and called stairwells.
I have a ground floor apartment and I love it…but it’s a very quiet building (brownstone with 7 units total) on a very very quiet block off CPW and my landlord is great so the few times there have been pest issues they have been addressed quickly

Less light, more noise, and greater potential for pests, theft, and radon. Depends how high up you are! I’ve had bad experiences ground floor so would say to go at least eight floors up in a high rise or on the parlor/third level in a brownstone
I live on the second floor and haven’t had any issues. If you qualify the apartment well, you’re fine. Doorman and building cameras in a decent neighborhood, so we have no safety concerns. We did have some water bugs , but an exterminator helped. No street noise because our walls are thick and the side of our apartment facing a major street has double windows. We love not being elevator reliant - it saves time and adds a little exercise daily!
Roaches, rats, mice, very noisy, bad natural light, greater chance of a break in, perverts peering into your window since you are at ground level, constant slamming of the door from delivery people and tenants, upstairs neighbor noise etc. The only ground floor unit I would consider would be a back unit away from the front entrance. But then you still have to contend with break ins from the backyard. I recommend a top floor unit facing south on the street so that you can have good natural light, no upstairs neighbor noise (do not underestimate this in NYC, it can ruin your life), virtually zero chance of a break in (no one is gonna go up 4 or 5 flights to rob you, it’s way too much trouble for them), better chance of a partial sky view, good exercise 😂, less pests (they tend to stay below the 4th floor). If there is a fire, you can just step out onto your fire escape. Just stay there until FDNY comes and they will make sure you can get down. It’s no trouble or at all. I wouldn’t be running downstairs at all if there was a fire. All you gotta do is open your window and you’ve escaped. This is another reason why a prewar is better than a post war apartment.

I’d highly advise against ground floor units if you can avoid it.
On the topic of fires: if your place has sprinklers, guess where all of the water goes if one of the apartments above you has a fire
generally, i like to live between the 3rd and 8th floors. the higher the better in range. though the top limit only matters if you’re street view. distance enough above street vermin but still within range of fire truck ladders.

Subletting a friend's place on the 3rd floor & it's super noisy. She also lives on a busy/main street above restaurants and a bar. So Friday and Saturday nights you can hear the people outside the bar til 4am. The bonus of her living on a main street though is she gets a good amount of light on that side of the apt bc there aren't buildings blocking it in her neighborhood.
Depends how close to ground floor. Noisier on avenue versus street. Look at what’s outside. For instance, I was on the 11th floor of an apt a couple yes ago on a street. Would have been fine except for the fire house across the street
