Is there ever a circumstance where it makes sense to buy a home if you’re not sure you’ll be there 5+ years? What criteria would need to be in place for it to make sense to do that? Currently renting - paying too much - lease is up in Summer 2022 and trying to decide next move. See some townhomes for sale that look great and mortgage would be less than current rent.

You could rent the place out when you decide to move if it’s in a rentable location, the HOA allows it, you’d be able to charge at/more than your mortgage, etc.

Do it!! Buy now before interest rates go up again. Might be better to buy a house over a townhome as townhomes don’t typically hold their value as much

Don’t forget to factor in cost of HOA and or ask about rental caps if you plan to rent it out later. Is this a new townhouse or older? Ask to look at their reserves and whether they’ve issued special assessments. Could result in unanticipated costs if reserves are not well funded or if they aren’t keeping up with maintenance

Are you in a high growth area ? Interest rates are still low. You can buy and rent it out after.

Currently at $175k TC at Google working in proserv. Got an offer from BCG DV for PL @ $265k TC… thoughts? I’m graduating from my MSA program and I have two offers:

1) FDD @ KPMG

2) CMAAS @ PwC (trying to move offer to valuations)

I want to use these TAS roles to move into more M&A advisory roles like IB/Corp Dev. PwC comp is a decent amount higher due to the $10k salary increase so it makes the decision a bit harder. Would CMAAS make it impossible to make the jump to IB-type roles due to how much technical accounting is involved?

Last year I started funding my Roth IRA through Vanguard in a Target Retirement Funds. After reading a few post about the tax disadvantage of using a Target Retirement Funds, I am thinking I need to shake things up. Would you suggest moving the funds in Mutual Funds, such as VTSAX? Am I doomed? I’m 36. Huge partier and spend $ like its going out of season. Make about $215k all in and have little savings. I just have terrible savings habits and just enjoy living for the moment.

How much is your emergency fund? My husband and I are DINKS with 5K monthly expenses but (because we are very privileged) live near family who could help us if something happened. We only keep 5K in our emergency fund because I want to invest as much as I can in index funds.

$3k mortgage
$500 for 15 months for new floors
$210 for 12 months for roof repairs
$300 groceries ($75/week)
$100 eating out

Investment Allocation:
$2k in HYSA
$2.2k in VTI
$540 leftover just in case
