I've saved some money around (60k) and planning to buy my first rental property. But I'm not sure where to start, infact I'm not sure which areas/cities has great potential. Given the current economic conditions/mortgage rates is it wise to invest now or wait until things settle down? Any advice?

But now I am in confusion whether even if I get an offer for $300k , when the buyers bank does appraisal and if it comes below $300 k , then what will happen. 1. If the buyer has cash offer then nothing like that 2. But if not then say the appraisal came for $280 , what do we do then ?

Getting a fat bonus > 50k. 401k will be maxed, already dump 3-5k in each kids 529 and have more than six months of emergency fund. Already own a house at 2.85 etc. not flexing or anything just want to know what folks would do with a sizable bonus. Need ideas please. Otherwise dumping in VTI lol
