Just bought a home that’s a little older. What are the things to make sure the inspector checks out during inspection or questions to ask before I close?

Lead (paint & pipes), asbestos (mostly insulation on pipes or in attic), condition of structural beams if any, any wood framing or siding for wood boring pests, problematic settlement or movement more than the norm, pipe leaks, foundation cracks, and check any chimneys if possible for structural integrity. I'd also suggest taking a look at public records. Old houses tend to have work done on them over time. See if permits have been granted for any kind of work through the town website and whether or not it passed inspection after. Hopefully not everything is a DIY case.

Your inspector should already know to look at all these things and then some, but know that whatever they do look at it will be very high level - if he "suspects" mold in the bathroom but can't access it to confirm, etc, you may need to just take on the risk or get a specialized professional in there to confirm.

Not your inspector but hire someone to checkout the sewer line.

I had my inspector check my sewer for extra $$ when they were there

Do a video inspection of the sewer line to the street and pay to have the video saved. I’ve bought two older homes and the sewer lines had to be replaced on both.

Also pay for a roof inspection and get an estimate of years left on the roof. One one of my houses they hadn’t installed the proper vents on the roof, so it cut 7-10 years off the life of the roof

How is work typically assigned on your team? I just joined a new team and there is general talk of how we all need to read a, b, c document and then work on the model and the investment memo. House prices will continue to go up. 1 in 4 sales are now new builds. New builders are finishing up what contracts they have and many are delaying any new sales until much later in the development cycle (house nearly complete). This lets them capture further price increases and gives them confidence to be able to price in all the crazy cost inflations like lumber / labor / other materials. This delay in sales may lead to a several month gap in many sales of new homes. It will be interest to see

Been living at home with the intention of moving to either Philly/DC/Chicago to buy my first house, which will definitely be a multi family (pref 3-4 unit). I moved into in apartment building about 5 months ago. They call themselves a luxury building BUT I’ve literally had issues here the WHOLE time. When I first moved in the apartment looked like it had not been cleaned (or barely cleaned) I had to hire someone professionally but got reimbursed. A neighbor told me the people that lived in this unit were FILTHY so now I know I’m not crazy bc everyday it’s always something. I’ve noticed 1 or 2 ants here and there which really bothers me.
