As everyone knows rents right now are super low. My current apartment in other units is going for about 30% less than what I'm paying. I've been in the same unit for 3 years but can't justify paying as much as I am. I also don't want to move. Anyone think I can drop the rent by 30% I've never been able to get that low. But we've never had a situation like this.

One way to invest in rental properties is paying the downpayment and any renovation costs using saved up cash. I know folks also use HELOCs. So you'll end up with 2 loans. When do you pay off the HELOC? Personally I dont think taking out a HELOC is a great idea. What other strategy do you use to invest in rentals?

How bad is it if you don't Daubert an expert? I took the depo of plaintiff's public adjuster and I somehow missed that he is listed as an expert. I asked if he made a cause and origin determination and he said no as he was just hired to do an estimate and inspection. But that's about it. I'm worried I totally fucked the case up. Does anyone else’s firm’s Wi-Fi block access to personal email? I have my firm’s Wi-Fi on my phone and have access to everything except my personal email. I use the same app (the apple mail app) for both my work and personal email. My work emails load all day but my personal ones don’t load when Wi-Fi is on. As soon as I turn Wi-Fi off, they’ll immediately load. Such a bizarre thing to block

Switched jobs from a company that offers Vanguard 401ks to Fidelity. My personal brokerage was also under Vanguard.

I was thinking about consolidating everything under Fidelity but it seems like there are transaction fees for buying Vanguard mutual funds if I want to continue investing in my personal brokerage. Is there any way to dodge these fees or is it just normal for people to keep multiple investment accounts, one for a 401k and one for brokerages, if they don't match?
