Hello everyone. I am actively seeking opportunities to advance my career in Clinical Research in the Northeast (family). I am a foreign medical graduate with a US based Masters in Healthcare Administration, 2 years of Research experience in US plus another 2 years in clinical/ management aspects of healthcare overseas. Also, looking for a visa sponsorship, can someone help?
I am looking for a refferal at GE Healthcare for the Co-Op/intern with job-id R3665476 role for 2023 graduates this is my resume: https://docs.google.com/document/d/1P24U4tgzph8UovmNConULiMP4WxKjmE2/edit?usp=drivesdk&ouid=110885544022190791503&rtpof=true&sd=true
I went through two rounds of interviews for
a job that the posting stated $36.66 per
hour (FP&A Analyst)…the company
recruiter had told me in the initial call the
pay could be 32-36 because of the other
benefits. If I do get a job offer what range
should I try for? I was really hoping to get
around the 36-40 but now I feel like they
may try to offer lower than what was
posted. Also there was no range but the
average for this position is upper 70s-90k.
Thanks for any help!
Hi! I work in healthcare as a business consultant. I've been in the managed care space for 10+ years (payer&provider). Looking to transition into a management role but having a hard time getting past the experience requirement. Wondering how to get the experience if I don't get an opportunity to work in this type of role. Ive particpated in leadership development trainings and cohorts. I'm tenured in my industry. Any recommendations? Anyone know of an organization hiring in FL? Remote preferred.
Firm’s HR has approached me about taking part in OCI (not sure where or when yet). I’m a few years in - what do students these days would like to learn about firms? Diversity policies? Future WFH plans? Maternity/paternity leave? When I got my first job a few years ago I knew I had to ask questions, but people these days seem to be a little different.
Exploring a line… have some questions:
1) Coming from industry exec level, previous Big 4 , high tech, legal experience, top of my line. Possible to join at Principal level? Any tips?
2) Age limit to make principal (some do, you have to be in no older than 50)
3) What to know about the company culture?
4) Benefits - what are they, how are they? And approx% travel nowadays?

We are a same-sex couple pursuing surrogacy.
My spouse works for a Fortune 5 company. This company says it stands for equity and inclusion and it offers as an employee benefit coverage for fertility-related medical expenditures.
Specifically, this employer’s fertility benefits provide up to $25,000 for fertility expenditures to heterosexual couples, and $0 to same-sex couples.
How do we contest this inequitable employer policy?
I’m currently working for a temp agency and I’ve been there since 08/2021. I have a few more classes and should earn my associates degree by the summer. I’m having trouble making my Resumè sound up to par and engaging. I honestly don’t think I’m a good interviewee and now it’s hard to even get an interview. I just want job stability with benefits, pto, vacation and sick. A M-F type of thing with great pay for where I’m at in my career. Any suggestions, I’m in HOUSTON Tx.
NJ based company with many remote employees. Considering opening up opportunities to CA residents but nervous as I know they have different labor laws. What are the most obvious ones that stick out that I should be considering(i.e reimbursement of home office expenses, wage transparency)? We offer private STD/LTD, equipment package, all exempt salary employees.
What kind of cell phone/internet reimbursement programs do your organizations offer? Any WFH stipends or other COVID related perks you've seen?
I keep hearing from sellers they get all these things covered but no one else in the organization does, yet we all have to work from home and pay for these things anyway... like I'd for sure have a phone and internet even if I worked in a different field, job, etc...

Thinking about buying a 2 bed condo in nj (journal square).. but the maintenance fee of the condo is $1200/month and then the taxes as well. Total price aroubd 500k to 600k. Have enough for 20+% down payment but feel like maintenance fee and tax is way too high but also not sure if I can buy a house and maintain since this is my first time purchase.. any recommendation?
What are some things to do or keep in mind when selling real estate (condo in NJ) for the first time? Does it make sense to ask the agent to do open house on both Saturday and Sunday as next weekend will be long weekend

How do you judge a low ball offer with how the market is changing? Earlier this year, you would look at comps and say this is the value. Now with rates going up and people pulling out, how do you justify the value? (View point from the buyers end)
For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.
Question for any licensed RE Agents in the bowl- if HOA dues are raised after the disclosure is signed/ submitted but before closing, do I have an obligation to update the disclosure? I assume I do, but you never know. Doing a FSBO and no seller’s agent to ask for guidance!

I moved into in apartment building about 5 months ago. They call themselves a luxury building BUT I’ve literally had issues here the WHOLE time. When I first moved in the apartment looked like it had not been cleaned (or barely cleaned) I had to hire someone professionally but got reimbursed. A neighbor told me the people that lived in this unit were FILTHY so now I know I’m not crazy bc everyday it’s always something. I’ve noticed 1 or 2 ants here and there which really bothers me. Why mortgage rates are so low? (considering Fed’s upcoming tightening and inflation)
It appears that refinancing (with cash-out) is much cheaper than home equity loans? (fixed vs variable loans), this does not make any sense to me. Thoughts?
Any real estate agents or brokers looking for a referral source with high converting seller referrals?! Message me!
Planning to refinance for 30 year at 3% with a 1500 refinancing cost. Is it a good rate? Currently at 3.35% - 5/1 arm.
You sound very cash strapped. Be very budget focused the next few months.
No holiday splurges for you! What did you get on your interest rate?
Did exactly the same with my duplex. First time buyer with 3.5 down. Ended up filling the other unit 20 days after closing. I recommend having extra cash as there is always something to fix/update after a purchase.
The building I purchased was built in the 70s. I currently live in one of the units and rent the other
Do you have an emergency fund for the property?
I would be very careful about drafting up a rental agreement and making sure you know what your tenants intentions are. Especially during COVID, if you get a tenant in and they are horrible.... you cannot evict them if they don’t pay you. (I’m in Portlandia) One way to assure you get monthly rent is if you go through your state’s housing assistance program, this way, voucher holders get a large percent of rent taken care of by section 8 program.
Also, I’ve recently been made aware that if you supply a washer + dryer for your tenants use and they break it. You have to keep up with maintenance for them. **I wouldn’t supply it ((also depending on state law but thought I’d throw that in there since I’m going through this right now))
Damn they’re giving out 3.5% down loans? What kind of loan amount is that available for, if you don’t mind my asking?
Just make sure you have all your ducks in a row (inspections, appraisal etc.) and make sure your real estate attorney is good. Especially if you’re buying an apartment a good lawyer can turn up a bunch of stuff in diligence.
Make sure you have all the cash you need for closing costs readily at-hand, with cushion. Make sure you understand the closing costs haha.
Ooooh such great points!!
We used a first time home buyers program, worked nicely, but works as an extra small loan. Can't wait to get that paid off and then we will be soaring!!!
Best of luck! That last couple of months before we got our keys were stressful. But it'll pass quickly and soon you'll just be worried about how to carry all your stuff! :)
