Just starting to look for a home for my parents who have never owned. This will be my second property and I live out of state. Any red flags I should know about remotely buying a house (and in NJ)? Also, at first blush a lot of the real estate agents seem to be doing real estate as a side hustle and/or are very young. I’m looking to purchase a home. I have enough for 20% down and I qualify for a traditional mortgage but my dad suggested he lend me the full cash to make the sale that way I have more negotiating room and can close faster. Then once I close I can refinance it and keep 20% in the house and pay my dad back for the 20%. Is there a downside to this? Will it get messy?

I am looking to purchase my first investment property. What is the downside to acquiring foreclosure properties, either to hold make minor improvements and sell?

Looking at two identical condos, each 1900 sq ft, however one is a duplex up and the other is a straight condo. My preference is to go for the one that doesn’t have a split level as it means the space is (or appears) relatively larger. However, the duplex up is going for quite a bit more so was curious which would appraise better and which would be preferred by most buyers since I plan to sell the unit in 5-6 years?

Who fills out the condo rider first? Buying a property off market and feeling confused. How can I attach a condo rider to an offer to buy if I don’t have that info on the condo myself?
