Ask your landlord if you can go month-to-month. May cost you a few bucks more in rent up front, but could save you big if you do end up relocating.
Can you just go month to month until you know for sure if you’re staying or going? Rent may increase that way but then you wouldn’t be under a long-term obligation

Maybe try Sonder or similar options if you aren’t able to secure a short team lease.
There's usually clauses in a year long lease regarding lease breaks, sometimes one or two months rent. Letting the landlord know upfront (esp if renters are in high demand in the area) may let you negotiate out of these clauses in the initial contract. Just remember to read the fine print
