Let’s say you have $200K in cash, $100K in student loans at 6%, $10K in auto loans at 4%. What would you do? Pay off all debt asap with cash, invest remaining cash? Refinance all debt to lower interest rate and invest all cash? Any other ideas?

Both car and student loans (especially!) Seem high. Refinance. If cannot, pay off at least student loan aggressively.

But 401k employer match and HSA first, if availabke

like

I think in late 2020/early 2021 that would be considered high for a car loan, but rates are going back up.

like

What is the purpose of all the cash? Is this all investable for the long term or do you have some or all of it earmarked for short/mid term goals?

We bought a house in 2020 so not planning to use the equity to purchase another house

Is the 6% blended or flat? My student loans have a 6% blended rate and I’m going to pay off high interest to get it down to 5% in May, than pay minimums and reinvest the difference of what I’d normally pay.

like

I wanna say it’s blended. I am looking into refinancing it. If I can get it down to 2% that would be major savings.

If the student loans are federal, I definitely would not refinance now. Take advantage of the halt on interest and throw in cash to kill that debt as you can. If you refinance, you'd immediately lose all benefits

like

This too

4 and 6% seem high
Given that the market is doing over 10% in the long run (not year over year) so it feels risky to not get rid of those loans sooner than later esp since this year has been ify already

What's your credit score in this situation?

I would be interested in seeing what the student loan can be refinanced to with that credit score? Fixed rate under 4% would be great.

Regardless of the rate though, I would spend at 60-75% of the cash to get that down because 100K seems like way too high of a balance to be carrying debt of that nature (non mortgage).

I would want interest acruing on a much smaller balance.

I would then consider DCAing the rest since seems like a good opportunity to begin buying steadily during this correction.

On the other hand, inflation is making debt cheaper...

Hmmm

Pay off the debt and then invest the rest…if you have the money to pay off the debt why keep it and accrue interest even if you refinance for a lower rate you will pay more money in the long run

5 unit place fully rented. Seller is out of state and got off loan deal and doesn’t have financial info, tenant info, and doesn’t have access to allow us in to see. $80k price and probably needs $10-30k improvements. Could get over $3k a month. In Midwest. Cash ROI projected at around 60% but a lot of unknowns.

Sounds sketchy but my BIL bought from this seller before and had success. Thoughts?

Not sure how far it can grow... but have had decent returns so far. Should we wait or pull the trigger?both are investment properties.
