Definitely would not try to do it myself. I paid a closing attorney $750, and I was lost. It was well worth $750 in saved time because it would have taken me so long to figure it out myself. And I actually have experience in real estate litigation.
You should pay. I considered doing my own in NY and then ended up paying a real estate attorney because I got busy with my own work around closing and it’s so worth it since the real estate attorney knows all the laws/local rules you need to consider. I would have had no idea how to do the closing on my own.
I tried to get disclosures to make an offer on my own, but the seller’s agent refused to give it to me because I’m not an agent and told me I’m required to have one. Not sure if it’s true or not, but I have not been successful getting to any seller’s agent without my own agent.
Pay. More protections as to title (well here in California at least).

Practicing real estate lawyer here. Pay. Honestly, most lenders are going to have specific x requirements in any event, so conducting the closing yourself may not be an option, and if it is, then it’s still a ton of work.

I had just a title agent and not an attorney because that was cheaper and you don’t have to have an attorney in my state and everything was fine. There was even an outstanding tax bill the previous owner didn’t pay and the title agent resolved it immediately.
Pay. 1. It’s a lot of effort and forms depending on where you are. And while it’s not complicated, it’s just requires effort and making sure you’ve done everything you need to. 2. If it’s outside your practice area, it’s easy to miss something that you will probably need. 3. It’s a lot easier to pay someone else who does this for a living. 4. Some selling agents/brokerages require their sales go through certain title firms. 5. No one can sue you personally for failure to make sure the title is clear.
