Looking at buying a place in a small, 6-story, 10-apartment condo (with really nice views and private roof terrace) but facade work is scheduled to begin in April. Does anyone have advice on how to navigate this?

Do you want the facade to fall off? If no, buy the place and be grateful they’re doing the facade work. In all seriousness, ask about the closing timeline and schedule for the work.

My building just finished theirs. If you wfh, it is pretty disruptive. Also for the scaffolding to come down, you’re dependent on the DoB who take their time. We’ve been done for 5 months, still waiting for final approvals. However there’s really no getting around it - has to be done.

If you don’t need to move right away I’d have as late a closing date as possible.

Echoing the comment above: we bought knowing this was about to start and honestly
It was a bit rougher than expected. Noise can be pretty brutal (they were basically drilling off the old layers and it’s very loud) and anticipate work to take a lot longer than what they might currently say. Here it took 1.5 years…almost done

Also assume any outdoor space (building and private) is inaccessible during the renovation.

No cash issues. Luxury condo. Weather, DOB approvals and honestly just contractors giving timing estimates that are too optimistic.

I’d say give the building super/building manager a call and get their perspective. Just keep in mind they’re also going off of what the contractor is telling them.

No easy answers on this one. Sorry. Good luck figuring it out
