Look into an 80/10/10 jumbo loan, which only requires 10% down. Some community/regional banks will originate and portfolio them.
Cont’d: basically I have all of this money tied up in real estate. If I saved for 6 months, I could have about $30k saved up and will get a $30k bonus next Feb…. Do I just need to be patient or do I need to find a different lender?

It's admittedly somewhat risky but you could check out a security-backed line of credit if you have any decent sized stock portfolio. It's essentially using your equities as collateral to open a credit line. The danger is if their value drops significantly your brokerage can essentially do the equivalent of a margin call by forcing liquidation of underlying equities to bring your LTV back into balance. But if you're planning on having the capital to pay it back soon you could use it as a bridge loan to get the property you want.
You can also take loans against your 401k or do a specific withdrawal for a home purchase. There's some downsides associated with that as well, you can read about it here.

To answer your original question, check out credit unions for better LTV options on the jumbo loan, but lenders have been stricter on jumbo loans than traditional lately so it might be tricky.
You could get a JD loan if you’re an attorney. We just bought a house with a jumbo loan, but unfortunately put down the 20%
