I just checked the total gains and it shows about $10k. That’s about 14% gain via investment in small amounts in vgt, zoom, tsla, ark, vtsax etc..Is it fair to assume 15% gain year over year ?

I also need help figuring out how much I can contribute to Roth as my rental income puts me over income limit - at least I think?

When selling/buying a house: are included appliances a big deal? Fridge, washer, dryer? Technically you could sell them off, make a grand or so. Or is there more value with the statement “all appliances convey to new owner.”
