In general more land / a bigger lot = more value, so townhouse is better, especially if freehold with no fees

Yeah exactly that’s what I am taking it as. The only thing is we probably forgo our chance to upgrade to a semi in suburbs in next 5 years if market crashes. But that’s a risk we can’t avoid
