Looking to buy my 1 year old niece some stock for her birthday. Any advice?

28 and total income is 220k (125k from job roughly 95k net from rental properties). Live in a LCOL 1 bedroom apartment and trying to keep monthly damage under 2.5k. No debt and reinvest RE gains. Wife wants me to buy a home around 700k, but I do not want my expenses to increase. Right now enjoying work/life because I could care less if I lose my job due to the RE income and low expenses. How do you balance aiming for FIRE and not being “too frugal” (I can see wife’s pov too)?

Im getting ready to buy a house in the next few months but I don't know if its cheaper to look online on my own or to get a real estate agent. How do they get paid? Is it ultimately my responsibility?

We’re at the end of refinancing and my loan officer wants a letter indicating what my federal student loan payments will be after the forbearance is over. My last recalculation happened in 2019, so I gave him that letter but he says it’s too old. The loan verification letter from Fedloan reflects just $0 payments and $0 due, in forbearance until September. Has anyone else run into this and if so, how did you get around it? I could write a letter explaining but not sure what else to do. TIA

I’m seeing lots of posts about really bad losses. If you trade you’re going to lose money - hopefully not all the time, but many positions will be mistakes. But you need a process to find ideas and manage positions. Two books you should read are “The New Trading for a Livinng” and “The Laws of Trading.” Both look at psychology, process, and risk in different ways that can help you work out your own process. The next 18 months will be much harder than the last 18 - time to start learning.
