Looking to purchase an Airbnb investment property. What are some recurring unusual costs (or benefits) I should be thinking about in my model? I think I have the costs that most would capture (e.g. mortgage interest, property taxes, insurance (although I do need to determine what an umbrella policy will look like), HOA, utilities, misc. products, furniture, and the relevant tax effects).

Cleaners, property manager if not doing if yourself, travel/mileage to the property for working on it, supplies (towels, sheets, toilet paper, etc) that need to be stocked/replaced regularly, short repairs particularly for the random weird stuff that guests sometimes do, budget for big repairs (water heater, roof, appliance), replacing broken things (dishes), tax preparation, city occupancy tax (my is 11%), short term rental city permit fees, entertainment things (games, books).

Vacancy costs, repairs, cleaning, routine maintenance, management costs, your time and travel.

Also. Make sure you know which way the wind is blowing on local laws regarding short term rentals. Lots of towns cracking down and rethinking what's allowable.

Do any carriers in Europe pay salaries equal to their American counterparts? I’ve found that the salary for my role is pretty much halved across the Atlantic.

I know that my company, Chubb, does and from time to time they have rotational programs where not only do you maintain your US salary but you also get COLA and a housing allowance, unfortunately nothing right now nor permanent.

Another option would be insurance companies that pay your American salary while working abroad.

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal.
