Looking to relocate to the Denver area and need to be able to access the airport, downtown 6th street, and ski resorts (in that order of importance). What areas should I be looking at with a house budget of $500k? School district is another consideration

500k is super low for Denver. There was a report recently that there were less than 100 homes under 500k in the city limits. With that budget, you could target townhomes out west towards Lakewood, or head south or north to the suburbs for a decent house. The southern suburbs are not that close to 6th st, nor would they be super close to the airport or the access to ski resorts.

Even terrible houses in Denver get bought sight unseen for 50-200k over list. It’s a very hard market to buy in especially with a huge influx from CA and NY the past few years

I would look at Arvada, Broomfield, Lafayette (tougher with that budget now). From the burbs up north, the airport isn’t far on the toll road, a lot of good schools, and it’s not a terrible haul to downtown.

We live in Lafayette and my husband commutes to downtown Denver every day. It’s not too bad.

We are in Boulder valley school district and so far we’ve been happy. There are a lot of great teachers, our daughter works on challenging projects and her school climate is positive. Dm me if you have any questions or want to chat!

Take a look at Thornton. Commute to Denver and the airport is about 20 - 30 mins depending on which part of Thornton you're in. You can buy a nice townhome or an old house in that price range

I live downtown close to 6th. I take the train from Union to/from the airport (it’s fast, cheap and reliable). Ski resort access is just your own desire to wake up earlier than the competition. But $500k is only getting you a condo/townhome and not a very nice one in the city. I’d go old town Arvada personally. It’s the next best thing to what you want.

What is on 6th? The office?

For that price you could also look near green valley ranch which is closest to the airport or in the new Aurora highlands area they are building there. The A line would then get you straight to union station. So you’d be a 30 min train ride to DT and 5-10 to airport. You’d also be close to the 70 which goes straight to the mountains.

Car Tire gurus - Yokohama Avid Ascend GT vs LX. I live in CO so winter capability is important, but with a Subaru Outback the car already is well equipped.

Question is whether or not the GT is that much better in the snow that it is worth foregoing an extra 20,000 miles potential tread life with the LX.
