It will really be lender-dependent. Depends on how much volume they're closing/how fast they're closing loans. You don't want to lock your rate at the time of prequal unless the lender is guaranteeing or floating that rate for a while. Just because you're pre-qualified and have your rate locked at that time doesn't mean you'll close within the rate lock period. That will depend on your offer being accepted, first, and then again how quickly your lender can get your loan closed.

Looking at new construction with local builder and not sure how the construction loan works, in an actual practical way.

My rental property (Multifamily) was targeted in a shooting. No one was injured but the neighbors sent an anonymous letter to sue (unless I take action) for bringing their home value down / placing “annoying tenants”. Looking at a property where the garage is in the basement of the home and the garage doors are in the back of the property. There’s not a driveway currently paved, but it would need to go from the street, past the side of the house, and into the back yard at a slope to reach the garage.
