Hey! This is a difficult question but here it goes...

I started freelancing in digital marketing in 2018 and I created an agency, it's not legally registered but I have been using the name and putting myself out there as an agency.

In 2021 I started working at another agency and they made signed a non compete agreement. I left that job a few months ago and I'm back to freelancing but I'm worried about the agreement potentially being a pain in the # now or in the near future. Any advice?

The PE culture is sick. The 20 something VP was rude to our partner because our team took thanksgiving and the day before off and it was in the engagement letter that we were gonna be off. He kept emphasizing that his team did our job while we were on a break. Dude we are not sick like you and we have lives. I see something about how s**t the PE culture is in every deal we support.

Like these sickos make fun of us for working 80+ hours weeks for them and taking thanksgiving off.

Anyone have any tips or ideas on how to collect money owed from a client? In a few months it’ll be two years since the debt was incurred. We send monthly reminders of the bill. It’s a significant amount (well to us) and the client is now starting to open up and telling everyone about the situation that we helped to resolve.

What are the best ways to reduce my out of pocket expenses when buying, this can be negotiating options or other ideas? Has anyone here bought new build townhouse before? I'm about to close in 2 weeks and the contract states that nothing can delay or stop the closing even if something needs repair. If something needs repair, they will fix it while we're living there. And we have warranty for everything for a year. So my question is, should I just save money and have an house inspector come until 3 months before the year is up?

We moved into a 25 year old home recently and inspection was clean. There’s one room downstairs with built in cabinets that we ripped out and patched / repainted, however the non-uniform drywall texture was very obvious so we called drywall repair out to retexture (orange peel look). They spent a day sanding down and retexturing and it looked great, waited 2 days per their instruction and primed / repainted…

We have fully renovated our house, now nearly everything is new. new windows sidings all interior finishes newly expanded yard etc. we are on market for a while now and haven’t received an offer we wanted. Feedbacks are no grass in backyard and price is high in the neighborhood. However almost none of our neighbors’ house have been renovated like ours and our appraisal came higher. What happens if I have enough for a 10% down payment and maybe like $2-3k left (excluding emergency savings), but not enough for closing costs? Can I get pre approved? Just trying to buy my first home and want to do it asap (within the next 2 months). How do I avoid closing costs and what’s gonna happen if I go through the whole process and I tell them I don’t have enough for closing costs?

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.

Lender shopping before I close out on my first home. Is 3.5% a good rate for putting 20% down on a home? How can I go about having my lender match other lenders? For context, the home I’m building in Texas has a lender that will cover $5k in closing costs if I go with them, and that’s the rate they’re giving me.
