Moving into a house that I bought 3 months ago and leased back to the sellers. The sellers left it in pretty rough shape, both inside and outside. Our realtor is sending a team of cleaners and landscapers to fix it up. Our realtor stated she will cover the cost of this since the seller is unwilling to pay. What’s the etiquette around this? Should we offer to reimburse our realtor for 1/2 the cost? She’s truly done a great job throughout this process

Agree here. My realtor did something similar for an issue I had and I felt obligated almost to not let them cover it also. But then realized they wouldn’t offer to do something if it was not within the realm of what is expected/or typically done. They do what they need to get the deals closed and keep customers happy. Take it as part of their service and don’t feel bad.

No, do not reimburse your realtor. They have offered to pay it. I don’t know your buying price, but the realtor has already made a lot on this transaction. The best realtors out there go above & beyond for their clients, and it sounds like yours is doing all of the right things.
What I am sure she will appreciate are referrals and endorsements, that is their bread and butter.

Your realtor should have ensured you had a clause that if it wasn’t in livable condition, the sellers would pay to have it cleaned. If she didn’t advise you to do that, she should pay for the cleaning.

Yep. They screwed up on the leaseback conditions. They need to be tight with money held back.

It happens in tight markets bc buyers are desperate to find a place but sellers sometimes can’t line it up. We sold in March and built in a 3 month close and option to lease back for 90 days beyond that. They really wanted the house (overbid by a lot) so they went for it. We feared we wouldn’t be able to find a new place as we’d been looking for a year. But having the real sale price of our place known gave us the confidence to look at higher priced places and we ended up buying, closing on that in 3 weeks, spending 7 weeks renovating and moving on the original close date of the place we left. It would have been nice to have some more breathing room, but not having to get into any leaseback at all seemed easier. And the guy was a tool, so I’m glad we did: he made my husband vacuum a corner when the movers got the last big dresser out, even though the rest of the place was immaculate/professionally cleaned that day (the dresser had to be taken apart a bit so it was the last thing in the house till they sent a crew to deal with it).

I will never do a leaseback again. We gave a 30 day leaseback and 2 days before we were moving in, they asked for a 10 day extension and I politely told them to pound sand. They left so much trash in the garage and attic and cracked the tile in the laundry room the denied they did any of it even when shown picture proof. Wasn’t worth taking them to small claims court over.

Did you take a deposit for the rent-back period?

Hopefully it was large. Honestly, I question the realtor’s guidance on this one so bet it wasn’t big enough.

Friday was complicated. So, I am going to break it down. Nasdaq 100 Futures (NQ) traded to the 9837 level, 32.75 points short of it's 50% HWB short. It then proceeded to sell off like nobody's business to 9846.50, 31.5 points higher than the projected objective for the HWB short. So, if you followed me on the channel, we were positioned for a nice rally at the end of the day. Markets have no memory on Friday afternoon. So, I think we are going up eventually and rally hard.
