EY1-been in Boston for 4 years. Never heard of a $900 2br near the city let alone in it...
Yeah agreed with D1...I would say if you have the funds you should buy. We bought and pay far less per month than we would in rent
Thank all! If I buy, which area is affordable but still relatively close to the city? My husband will be working in the Brookline area, so want it to be accessible to that area as well
Cambridge, Sommerville. Newton is great but pricey. Can get a 4 br house in the burbs (e.g. Hopkinton) for ~ $1 m but its 1 hour plus into the city.
D1 - I had intended to show that as a buy price as in 900k to 1m for a older 2brr there is a two bed on Warren st in south end listed for 899k now. Plus a bunch in the fens and upper Brookline.
Good advice K1
City or surrounding areas? If you’re looking in the city (decent area) looking at 900-1m for a older 2br
I’ve been renting apartments in boston for 5 years now. Price is entirely dependent on location. You can go cheap and rent a 2 bed in Allston for probably $2200 or live large in a 2 bed in back bay for $3800.
Budget?
I am thinking just out of the city, maybe in the Brookline area
Brookline is expensive. Look into Jamaica plain if you want to save some money but still have close access into the city
Rent for neighborhoods on average:
Back bay: 2br ~3.5-4k
South end: similar
North end: 2.6-3.5k
Beacon hill: 3.7-4.5k
East Boston: 2-3k
Allston/Brighton: 2.2-3
Somerville/Cambridge (wide range its a big area)
Outside the city options include: Medford, Arlington, Newton, etc.
don’t live in boston <- that’s my advice
If you’re renting in the city — 95%+ of the market has lease starts on 9/1, so supply may be an issue in January.
Allston, Brighton, JP and Roxbury are affordable and close to Brookline if looking to buy.
