If you are moving less than an hour away, I think you can manage it. Again depends on the condition of the home, if you expect a lot of issues with water, lighting changes, heating/AC issues then having a manager is good. Otherwise no reason to give up 5-10% of your potential earnings.
Depends on many factors. How far away will you be living? What kind of neighborhood is the rental located in (A, B, C, D class)? Is it an above average property for that location, or below average? How old is the property? Would the property still cash flow if you included property mgmt fees? Are there many qualified property managers in your area?
Nope, renting is really easy. Just ask you realtor for contract samples, and suggestions on rental rates. Advertise on Facebook and manage it with apartments.com app. Super simple
DIY first. If it gets too much to handle, then hire it out. Everyone is different; some people don’t like spending a single minute on their rental. For other people it’s a piece of cake and a PM would be a huge waste of money.

If you’re close—do it yourself. All you need is a contractor/handyman you can trust if anything needs to be fixed. You should be able to handle the payments/leasing/etc. on your own.
