Moving to NY in a couple of months and been looking at apartments on StreetEasy. I’ve noticed whenever an apartment I had saved is rented, the price it was rented for ends up being significantly more than the listing price. Do landlords tend to jack the price up right before you sign or something?

A couple years ago I moved into a 1bd apartment in the east village for 1995 (below market rate) and I noticed that once I signed, if someone were to look it up on StreetEasy it showed it rented for $2500. I just assumed that they did that so in the future they could rent it for closer to market rate

I wonder if it has anything to do with “free months”, e.g. the price for my apartment was 2,850 net which is 3,800 gross minus 3 months. Maybe they publish the gross price after the place is rented...

they’ve thankfully stopped leading with the net price and it now shows the net amount listed underneath the gross but you’re def right about it closing with the gross price listed.

Just signed a lease in nyc a month ago (from StreetEasy) and am moving in 3 weeks. Got the apartment for $3500 and after we signed the lease they changed it to $4000 on StreetEasy and delisted it. I’m thinking they don’t want people to know the “low” price we got it for due to covid prices and want to be able to crank up the rent price next year. Acting like it cost more than it actually did makes that easier

If they see that there is a lot of interest in the apartment and a lot of people coming to check it out they realize that there is demand and they increase the price or if multiple people apply then there is a bidding war over it

In my experience, when I went to see a unit listed on Streeteasy, the actual rent never matched what was listed. This was pre-COVID, but I'm curious if this was a normal thing...

We’re dealing with an unreasonable JC landlord and not sure what to do. We drilled some holes into the wall to put up shelves and we speckled, sanded, and painted it before we left. It doesn’t look perfect but they are patched up.The landlord is saying the wall is “destroyed” and that it’s not normal wear and tear even though we spent hours on it.
