My aunt (who lives abroad) has a property that she no longer wants. Rather than dealing the hassle of selling, we worked out a deal for her to transfer ownership to either me or my mom.
I’ve done some research to learn that this would be done through a quitclaim deed. However, do we still have to pay taxes? Also, is it better to transfer the title of the house to my mom or me?
Would it be helpful for us to talk to a financial advisor? Not sure what to do with all these decisions.

I agree with M1. I would add - get title insurance. If the title company will insure based on a quit claim, then that might be all you need. But you need to file that quit claim with the county so that all the records show you as the owner. I agree with the advice to hire an attorney and get an appraisal. This is something you don’t want to screw up and have bite you in 30 years after people have passed and it’s hard to fix. As far as you vs your mother owning, the things I would consider would be: are you your mothers only heir, you say “property” is this empty land, residential building, or something else? If it’s residential, is one of you going to live in it or will it be a rental? You could both own it. If you are married will you keep it as separate property? What if your mother takes a loan against the property such that there’s no equity in it? What’s your mothers marital situation, if she is married now or in the future, could that result in you not getting the property? If your mother becomes the owner, you might want some legal protection that you get the property upon the sale or her death. All things to discuss with the attorney.

1. Don't do a quit claim. All that does is push the hassle of getting clear title down the road. If there ends up being a problem, and your aunt dies or doesn't want to cooperate, you will have a big headache.
2. You need to have the property appraised. Yes, there are tax implications if it is above the gift limits. You also need to establish a basis for if/when you sell.
3. Get a real estate attorney. They are really cheap, like $500 to handle the transaction. Well worth it relative to potential risks and mistakes.

Currently an AP, but have an offer to join McKinsey as an Expert. From what I understand, these are essentially EMs. It would be a hard pill to swallow and become an EM, which was the level I was at years ago. The role would be approx 85% of base salary now, but bonus would be higher. Still TC would be lower until I make Associate Partner (Senior Expert) at McK; long-term comp is definitely higher at McK. Is it worth the short term pain and lower comp as EM for chance at P at McK?
