My husband and I have saved up about $80K and it’s just sitting in our bank account. We thought we were going to buy a townhome but with the crazy inflated prices we decided not to since we like where we live currently (location could not be better and rent is crazy cheap at only $700 a month). Any suggestions on how to research for better lenders with less interest rates. Searching online gives too many confusing results. Few friends referred some (3-4) lenders who provided similar rates to me. Had an interview for an associate position at Citi. Interviewee was based in London and I’m in NYC. The only interview time that worked was 6am. I was barely functioning and feel like I truly messed up in my answers because I couldn’t not think clearly. I just heard recently that if you refinance and your house appraises at 20% more than the amount owed, you can remove PMI. Is this correct? Getting a divorce and trying to keep the house but moving from a VA to a traditional loan and would rather not pay PMI if I don’t have to. House was purchased for $460k no money down (VA loan), refinanced at $450k to lower payments $400/month, now have $430k left on the loan... would it have to appraise for $516k?

Just a discussion thread, but I feel like this is a good bowl to ask this. Does anyone else look at the vast majority of folks around you and think “damn, we are so over leveraged as a society?” Or am I just crazy?
