You need to look up your local landlord tenant laws. Since you are paying money, and he is accepting, you are tenant-at-will, and laws will be guided by whatever the local jurisdiction says.

In the future don’t move in somewhere without a written lease signed by both parties.

He's technically not your landlord as there is no lease. So you're paying squatters. He doesn't need to do anything until you have a real lease or you get out.

Not true at all. There’s an implied lease having been there for >1 year.

Tell him if you’re going to get the fridge fixed and take it out of that months rent.

I’d ask a real estate broker/agent and see what they say. They’re much more knowledgeable on these situations. Or a lawyer.

Renters Insurance often covers loss of food due to fridge issues, fyi

If you're bold, you can hire the maintenance yourself, and deduct the costs from your rent payments citing the receipts and work. And while that may work, you should expect to go into small claims or receive an eviction threat calling for remediation

Stop paying rent and get a lawyer (not in that order). The not paying rent should force them to fix the issues with the unit

Without a lease I’m guessing you’re on a month-to-month. Use this to your advantage to GTFO.

What do you mean you’re not on the lease? Subleasing or someone else’s name? If there’s no lease at all … I wouldn’t pay rent

Buy your own fridge / freezer and deal with it. When you decide to move, skip the last month of rent since you’re not on a lease 😁. Also, you should always put your complaints into writing when addressing your landlord.

And that if he doesn’t respond you’re assuming he is okay with it.

You have documentation that you tried to reach out multiple times and if he doesn’t respond that’s his fault.

You have no lease so why would he fix it? If fix it yourself if needed and then find another place as soon as possible that has a lease.

If you don’t have a lease, just find a new place and leave without telling him. And please report back how long it took him to realize the place is empty.

Lollll first rent check, probably. But I wish it could be this sweet, we have nowhere to go yet.
