normally, your land lord will allow a month to month lease, however they (probably) will charge a premium for it. The last time I renewed, the contract said going month to month would have a $250 fee each month plus marking the rent to market prices every month.

👆This happened to me too. I was going through a divorce last year and my unit was owned by a property company. With my lease being up Dec 31st, I wanted an extra month just to heal and take the time I needed to move. To have a 1 month lease with the charges EY1 mentioned, my rent would’ve shot up $275. I just pushed through and found a cheaper place.

Or you can ask for a 12 month lease with a rider that you can break the lease with 30 days notice. I did that years ago in NYC and the landlord agreed to it. If they don’t agree outright, you can offer to pay a penalty (maybe half a month’s rent) if you leave early.

Yes thinking of doing that. 1 year lease with one or two months notice. Or even settle for a (one month?) cancellation fee.

When you have to leave the country, break the lease. It will go to collections and impact your credit score but you will be back in your home country then and no one is going to chase you for missed rent, payments etc. It's mire expensive to lawyer up and make this a cross border deposition

EY2 word is amoral: unconcerned with the rightness of something. Landlords aren’t necessarily trying to add to the systemic issues faced by foreign workers.

I live in Los Angeles and I bought a house 3 months into a 12 month lease. When I told the apartment complex I’m breaking my lease early, they only held me liable for the days my apartment was uninhabited while they looked for a new tenant. I only owed them a couple hundred bucks when I ended my lease early, so maybe that’s an option for you as well?

Yes, could be an option. And I can sub lease. My only worry is that nobody is moving due to the crisis -even in New York. I just don’t want to risk paying 50-60K for something I don’t use.

Consider Dallas. Most of the city rents so the laws are pretty renter friendly. Typically just 60 days notice + 1 month reletting fee. Super cheap cost of living and great air lift if you need to get out quick.

The same happened to me (but in London), and I decided it was too much risk to sign a new lease for a year on the verge of a huge recession. I'd say talk to your landlord to find out what's possible and if nothing is negotiable, move out to cheaper / shorter term accomodation!

You can go month to month but is usually 30-40% more expensive. Just find an anapetment where the cancellation fee Is not too high. For example, to get out of my lease I would only owe $1400 on the spot

I’ll also add: landlords are just trying to make their life easy. So if you find a sublet without even bothering them, ignorance is bliss.

Landlords aren’t going to find a lot of renters right now. Negotiate the rent with them 3 month with a month to month option etc. Don’t do a 12 month.

Just looping back to this threat. Thanks everybody for answering my questions. What I did: I didn’t email him, but called him. This allowed me to be personal and not send him a tone deaf email. After a week he came back with an offer: Same rent but now with a 60-day notice. I asked for 30-day and a discount on rent. We settled for 30-day, same rent, discount on parking fee.

I personally feel that I am more of a slower worker than my other peers at WIPFLI. I take my time when I work through my assignments. Recently I have had a conversation from a Partner and separate conversation with a Sr. Manager who is my performance coach. They both say it takes what it takes to complete a job. Just heard my H1B petition was approved. Visa will be valid starting Oct 1, 2021. I am also scheduled to get promoted in October (unsure of which date exactly). Hypothetically, if I get promoted from Account Coordinator to Account Manager I on Oct 5, after my H1B kicks in on Oct 1, how would this work logistically? Planning on going back to home country and also getting the visa issuance in Dec. Similar experience, anyone? Appreciate your input.
