Rotational Program at Industrial Firm - 170K TC (Chicago)

Industrial Company:
- Would pay for grad school
- Comp is insane
- Work is more niche
- Company culture is rough
- MBB / tech exit
- smaller less known company

Tech Company:
- Cool company
- well known
- Enter tech early on
- Salary lower than other by a lot
- PM / Biz Ops exits

Both companies have good MBA placement. What would you do?

I'm currently a Senior HR Manager (because the Ops Director didn't want another Director In the payroll) overseeing 4 facilities & 3 companies. I have 1 HR Manager, 3 HR Generalists, 1 Recruiter, 2 EHS Coord, and 3 EHS Leads reporting to me.
I have over 15 years in HR, an MBA, PHR & SHRM-CP certifications & experience in healthcare, retail, logistics, & manufacturing.
I'm in Texas and willing to relocate to San Antonio, College Station & Houston.

I have an offer and want to negotiate

1. London base salary but I have to absorb all the expenses (train + stay)
I am thinking to negotiate to

2. home base salary and have my expenses paid for

I know that's depends on the amount I have to travel (and potentially stay) but at the moment this is unknown. Past 8 months was just twice a month + 2 nights stay.

The only thing I know is it won't be every week, the return trian ticket is about £80-100, depends I could plan ahead.

Lender shopping before I close out on my first home. Is 3.5% a good rate for putting 20% down on a home? How can I go about having my lender match other lenders? For context, the home I’m building in Texas has a lender that will cover $5k in closing costs if I go with them, and that’s the rate they’re giving me.
