I would only put 20% down. No PMI but also you have more leverage and ability to buy more properties to increase your monthly income
Thanks pwc1, looking at that and also looking st next house being 15% down hoping for appreciation and reappraisal after year one so we’d only hit pmi once

Yup we've started buying. SFR for now, but multi's is the goal. Bought some property in Detroit - going well so far. Looking there, Columbus, Dallas, Austin, some spots in Florida, and Atlanta for the next string of purchases. Mostly buying turnkey since we're not local. It's safe and fairly headache-free investing, but we don't buy anything under 10% ROI. Eventually I'll branch off and do my own thing in the local market, but this works for now
That’s so great. If you don’t mind me asking how are you finding them? My parents and I are on bigger pockets looking for ways and using our local RE contacts but unsure how to get more than 10% return. Do you do the 1% rule, rent should be 1% of the value? Lookin for any tips for the first house!

I may be wrong, but aren’t you required to pay PMI for ATLEAST 2 Years? Regardless of value?

And the 1% rule is a good initial indicator, but not really a strong indicator of actual performance. It all boils down to CoC and IRR
