Been mortgage-free for a decade. Taxes and insurance on home account for around 1% of HHI.

Good question. I don’t recall. However, our home currently accounts for about 15% of our net worth.

33% NJ

6% (cuz I’m cheap as hell)

9% now but was 16% when I bought 7 years ago (Massachusetts)

That’s a good way to look at it as it def changes

How do you calcualte this? Annualized PITI / Annual HHI? Or monthly PITI / Annualized HHI?

Then mine is 16%

About 10% now, was 33% when I bought it as a bright eyed bushy tailed associate.

27% Boston

10% - Chicago

24% NY

8% Chicago.

About 150% cumulatively. Rents cumulatively result in a DSCR of around 1.2 but if more than one vacancy, it results in unsustainably large monthly bite out of my W2 income

12% Chicago

What is PITI

Principal, Interest, Taxes, Insurance

6%, Texas. Was 12% when we bought 3 years ago

It was 20% and now it’s 15%. NJ

15% in DC area

1.2% Chicago

What is HHI and how do you calculate it?

Household income. Gross of what you and your spouse make in a year.

14% Los Angeles

Anyone with advice for new mid-level associates? I’m a 3rd year doing biglaw M&A and have found the transition to be more difficult than starting at my firm. In particular, being responsible for managing and mentoring a first year associate on deals and reviewing/knowing their work product thoroughly (especially diligence) while also being tasked with taking the first shot at initial drafts/mark-ups of deal docs has me feeling stretched thin and making more errors than I used to.

Hey guys

At what age did you hit your first $1m? What was the main source that helped you achieve this faster than you might have otherwise? At my job, I would have to work into my late 40s to hit that magic number. Looking to change things.

I’ve been listening to “millionaires unveiled” (highly recommend for FIRE content) and it seems like every other guest ends up doing real estate investing. If you do it, what books or online courses would you recommend to get started? If you have experience in real estate investing, would you ultimately recommend it?

Don’t feel like I should invest the max in my 401k to be honest as I’m young (26) and plan on retiring no later than 45-50 years old which I would need money in a non retirement account to live off a bit apart from my rental properties (only have 1 for now)

Is anyone here familiar with an investment calculator that allows you to change the amount you invest each year? For example: invest 20k at age 25, 40k at age 30, etc.

Went on vacation with a couple friends and they’d actually never heard of FIRE. They both spend a ton of money on things I don’t find worth it (totally fine) but the thing that bugged me was that as they make more money I can hear how many excuses they make for purchasing stuff, vs being honest about why. “I literally have zero time to go to the grocery store” “i often need random things to be delivered to me on the same day and have zero time to pick it up”. It made me worry that maybe we…

My son’s first birthday is coming up and my parents want to gift him $1k in a separate account under his name for him to use in the future. My husband and I make about $250 combined but paying off student loans and a mortgage so don’t have much in assets. My parents only make $50-70k a year. We’re all pretty clueless about money. What would be the best way to invest in his future?
