3 - the only real risk is that the debt is yours 100%. They won’t come after her if the loan isn’t paid for some reason.
We’re on our 4th house at this point and I’ve bought every one of them myself. My wife has been on all the titles because I don’t want there to be a problem if I die.

Yep, +1 to the risk being 100% yours to pay off. However, if you ever get divorced in certain states she maybe able to get 50% of the real estate because her name is in the title. Even without being on the title, if she can prove she paid for part of the mortgage, she maybe entitled to the property upon separation.
You can create a post-nup if you’re really concerned about this. Contact a lawyer to get advice.
