Ive been bullish since June and expect this rally to continue until late August. After that, I’m loading up on VIX and value stocks. Open to feedback/different viewpoints. Delta variant is irrelevant IMO.

Week of July 26th
- Choppy mid-week due to interest rate decision on 7/28

Week of August 2nd
- Bullish all week leading up to July Jobs data

Week of August 9th
- Inflation data might cause slight pullback but still bullish

Week of August 16th
- Bullish until options expiry on August 20th

We bought a 2bd condo 5-6 years back for 300k which has increased to 500k now - approx 10% annual return. Do not plan to sell it. Thinking of buying another condo in same complex for for 550k, which has appreciated in the value the same way.. 300k to 550k in last 5 years. Not sure how far it can grow... but have had decent returns so far. Should we wait or pull the trigger?both are investment properties.

I know there is a lot of stress on low fee investments in the community, which is important, but I think it’s even more important is getting your savings rate as high as possible. You’re not only putting more away but you’re disallowing lifestyle creep. It’s a double compounding positive. I hope that is a good food for thought 😁

Anyone at Big 4 with experience using hard money?

Interested in doing a modified BRRR but I’m new to Big 4 and not sure what restrictions there are with hard money. My understanding is that loans have to be through approved lenders (which I assume HML are not) - is that accurate?

I was offered an administrative position after I was officially offered the position, I asked if it was possible to negotiate the compensation. I was told that I’ve agreed to the compensation when I applied. My response was that if my 12 years of experience was considered. I was told the compensation team was gonna be contacted and rapidly ended the call. I followed up with an email, Is being 2 days with no response. Should I move on?

I have a new employee that started last Monday, unfortunately it’s not going to work out. Long story, but we’re fairly certain the individual is using Meth and appears to have started/restarted fairly recently. I work with physicians, so it’s a consensus. We have to terminate employment, but what ethical obligation do we have? Two young children at home and no spouse. This is weighing heavily on us.

Interviews need to be monitored and recorded. I can’t tell you how many disappointed dreams I have been sold. It is a complete waste of time to really wait around to be wishful of a call. Gathering up 10 potential applicants to narrow it down to a top 3 and only make one offer is not acceptable. Much like jury duty, applicants should be compensated for their time.
