New landlord question - I reached out to new tenant to do intro and send them important info about moving in and payment set up etc. It has been 24 hours and crickets. Is it too soon to follow up? Should I call them?

How soon are they moving in? Just relax and follow up in a couple days.

I'd text, not call. Calls are for emergencies with tenants or they'll be calling you day and night if you're unlucky.

So something crazy happened to me last week. I was at the airport, and as usual on call after call. The check in line was going ridiculously slowly and at some point turned threw my hands up in frustration while looking around to find another place to check in. In doing so, I catch the eye of the behind me. He smiles and says something. I just sort of nod and carry on with my call. After that, he keeps trying to talk to me, eventually I got to the check, say bye and leave. At security… tbc

I am on an engagement that has 2 managers. I enjoy working with 1 manager. He is very understanding and provides feedback/guidance. However, the other belittles me. She is constantly asking “why” and even when I am not sure of the response she keeps pressuring. She provides no actual information for me to learn from. Not sure if I should correct her on how she should speak to me. Or if I should jump ship & ask not to be on this engagement. still new so i am not stuck on this team yet.

I have joined their Research and Insights team, as I was from a different background but EY gds hired me, now without giving me sufficient time to learn and scale up, I've been assigned to projects where I find lots of challenges and have been asked to deliver in impossible timelines. Bought a couple years ago in north county San Diego but had to relocate to the Bay Area for my current job. Current mortgage at my old place is ~$3.5k all including principal/interest + escrow (insurance, property tax etc) with a 2.875% interest rate. A little short on downpayment for my primary home. Does getting a HELOC on an investment property make sense? Specifically, will the ‘hard’ credit check limit my options for the new mortgage?

Anyone have experience in new construction homes, especially in NJ? We're working with a builder who's already mostly built the home but are worried we're getting nickel and dimed on the finishes. It would be great to understand realistic expectations given the price point we're paying for the house.
