New to real estate investing here - any advice on picking a real estate crowdfunding platform (i.e. Fundrise) vs invest directly in a REIT fund? I know a lot of people choose to buy rental properties and manage it themselves or hire a company but given my work schedule, I won’t I have the time for that so looking for something more passive but still want to participate in real estate investing. Any help on how to get started is greatly appreciated!! ☺️

Hey all I have an opportunity to buy a vacation home as a private sale from my parents (they are buying a new house in that area and need to sell the old one), it is waterfront property in NH 10 minutes from Mt Sunappee. Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.

- $175k lot located on very busy street but across the street from new $700k townhomes and restaurants

Option 2:
- $250k 3 bed/1 bath fixer upper located at end of dead end street, houses on street all fixer uppers, located down the street from Option 1 (so also near new builds and restaurants)

What SF lenders are doing 10% down on jumbo loans with no PMI? All the ones I’ve spoken with offer that everywhere except SF. Chase does 10% down no PMI in all surrounding counties… just requires 20% for SF. Keybank is 15% down for CA only apparently, 10% no PMI everywhere else
