New to renting out my place - i have a security system. Does that cost shift to my tenants and they get access to the codes and cameras etc?

Either you factor it in to your lease as part of base rent, or they are likely to request you cancel. Few will pay monthly add-on for it.

That being said, you could remove it. Not really necessary. Do require renters insurance tho

Depends on what you write in your lease.

If you want your tenants to use the system, they will probably want access to it.

That being said, if you pass the cost along, I could see them cancelling it and not wanting to pay the bill.

Yes, to tenants

We moved into a 25 year old home recently and inspection was clean. There’s one room downstairs with built in cabinets that we ripped out and patched / repainted, however the non-uniform drywall texture was very obvious so we called drywall repair out to retexture (orange peel look). They spent a day sanding down and retexturing and it looked great, waited 2 days per their instruction and primed / repainted…

How should we structure the deal? What would you want for bringing $80k to a deal?

We would do an equitable split? Obviously they'd get 50%+ of rent but do they get more rent up front?
