Newbie to real estate, at least for investment purposes (wife and I live in a single family home we bought last year). I've always wanted to dig into real estate investing for cash flow purposes, but the risk averse side of me always shied away from the challenge/doing the research. Any good tips/resources to study/utilize for a newbie like myself looking to learn as much as I can? Thanks in advance!

Trying to make the move to in house but most of my career has been litigation in various areas of law. I am trying to pick up some transactional work to get more experience. I am a quick learner and have no doubt I can move into more in house areas but it’s so hard to even get an interview to explain. It appears that fractional is only facilitating by allowing people to post opportunities to the site and doing the admin work, but aren’t the folks posting to fractional selling securities by selling membership interests? Yet investors do not need to be accredited and there’s no mention of a JOBS act exemption or similar.
