Ok I’m brand new to the real estate world and want to start with wholesale real estate before becoming licensed.
Acting as the middle man, whenI have a seller, investor, and title company secured…how can I ensure access to the property if I don’t plan to ever actually be at the property? I want to have the findings, make the negotiations and get a cut for the deal but not actually be the one in person at the property. Someone advise please !!

Being brand new to real estate I wouldn’t think wholesaling is a best first step. Even if not legally required, the licensing is <$1,000 and well worth the training/information. Could be difficult to sell yourself to buyers or investors without much background in RE. The wholesalers I know are full time agents or brokers that only wholesale when the right deal comes up.

Not sure where you are located, but everything you stated you want to do, in most states require a license from the real estate licensing commission in the State you are conducting business. The description of a “middle man” sounds exactly like what a licensee would do.

I’m seeing lots of posts about really bad losses. If you trade you’re going to lose money - hopefully not all the time, but many positions will be mistakes. But you need a process to find ideas and manage positions. Two books you should read are “The New Trading for a Livinng” and “The Laws of Trading.” Both look at psychology, process, and risk in different ways that can help you work out your own process. The next 18 months will be much harder than the last 18 - time to start learning.

Hi folks,
I have joined an org A just a week before away from my hometown.
I have received an offer today from org B which is based in my hometown today to join in next month.
I am willing to join company B now as it's in my hometown which would save my expenses.
I won't be able to serve notice in org A and I have no other choice then to just formally inform them through email and return their provided assets.
Would this count as an abscond, will this create any legal issues?
