Top floor, don’t have to hear footsteps above your damn head
Garden units are usually not as sought after in a city.
@SC1 The goldilocks guide to real estate
Definitely the one in the middle. Not too low. Not too high. Just right
*story
OP is asking which has a higher value, not which everyone here likes better. Almost across the board that's top floor
My bottom floor is $550 more a month - includes ~1,000 sqft private patio though. Easy to look at values on Street Easy in NYC anyway...
They like to call top floor - a "penthouse"... Honestly, all is relative, but usually nobody wants a first floor, unless you are planning to rent it to elderly who cannot do stairs
Middle floor, trust me OP. There was that one famous realtor who said something along the lines of: When in doubt, just go with the middle
Yes, thanks KPMG 2. Which has the highest value and no elevator in the building.
But thanks for all responses so far!
Top floor, no doubt.
No one above you means more peace and quiet. Corner units are usually more valuable because of fewer shared walls (= more peace and quiet). Also, higher means it’s harder to access by criminals means less chance of burglary, and no foot traffic bothering you.
Also, in multi-unit buildings, gravity can be disastrous to those on lower levels - if the sewer mainline backs up, you want to be as far away from it as possible so you don’t have raw sewage coming in through the drains of your bathtubs, sinks, etc. Or if your neighbor’s bathtub above you has a leak, you suffer the main brunt of it as the water will be leaking down on your ceiling, walls, etc
Top if it has the whole roof, can change if there’s a duplex type situation
