Stocks, who has time for more active incomes?

like

Yes, real estate is too active.

like

Real estate is in no way passive.

like

It's a bit passive when you've gotten into the 2nd or 3rd property and have a property manager and a solid networks of people (plumbers, electricians, accountant, etc)

Not anything like stocks, but still worthwhile to consider.

House hack and use a property manager for the other unit. Somebody else helps pay your mortgage, and then when you are ready to move, you now have a full on rental property

Hi folks! Wanted to pick your brain about investment properties, in the greater Austin area. Is it better to invest in a SFH vs. townhome/condo, and is it better to have a 2 bed vs 3 bed from your experience? Austin market is on fire so trying to get my hands on anything available at this point, so figured I’d ask you fine folks. Any info helps!

All I want is to aggressively pay off debt, earn a bit higher paycheck, be more balanced and consistent and reliable, improve my health and take better care of myself, and not almost exclusively dread my job. And some time to socialize. These all seems fairly simple… but i am still struggling to accomplish this. It’s downright nerve wracking and frustrating.

Been looking into purchasing tBills on treasury direct. Near as I can tell they would currently pay ~3% for a 52 week term which is roughly .5 to 1 % more than a cd for equivalent term. So…why isn’t everyone buying these instead or CDs or Hysa? What am I missing?

Note: these don’t appear to have a purchase limit like Ibonds.
