Yea, you can definitely afford that. Just wondering, why would you put 11-12% down instead of just 5% on a conventional loan? You’re not avoiding PMI and you can invest the rest of the money rather than have it sit in an illiquid asset like your house
Pmi goes down for every 5% so 14% down and 10% the pmi will be the same anyway. 15%-19% will be the lowest pmi, under 5% the highest.

It may be worth talking to a mortgage broker to see if there are options for non-PMI 15% down loans. Have heard of that being an option recently.
That being said, you should also try to keep a small buffer for closing costs and repairs. A lot of offers in this market are competitive, and taking a house in as-is condition can make your offer more attractive. You can still have an inspection contingency so you know what you’re getting into and walk away if you want, but saying “no repairs / as is” up front is a good strategy.

What’s you’re reasoning for not putting 20% down? I’m in a similar situation as you and it’ll be my first house.
I can in next few months but that I’ll empty my savings! Plus I don’t plan to use any funds from retirement and other investments.
Single income here so I am taking more conservative or very risk averse approach to test the waters then I can dump my money to close that 20% down payment to take off PMI fee.
Don’t ignore closing costs. Make sure to have $10k or more saved aside for those.
Also, make sure you factor in property taxes and don’t let those surprise you. I’ll pay around $10k+ in property tax this year for a $450k house in Texas.
Put 5% down and invest the rest in stock market. Interest rates at an all time low and with an inflation tailwind you may be able to drop the PMI much sooner then you think.
