I currently own a Condo worth ~360k with ~100k in equity. I am looking to buy a home for $800-$1M (DC Metro market) in the next 3-5 years and am wondering if I should aim to keep the condo and rent it out or use the equity to afford the $160-200k down payment. Son’s 2nd birthday coming up.. thinking of opening a custodial account for him and buy a couple hundred dollars worth of a SP500 index fund and continue doing that on subsequent birthdays. Is this a good investing mindset - been wanting to buy AMZN, MSFT, TSLA, and GOOG, but keep waiting for them to be more affordable(yes I missed the dip), while their price just keeps steadily rising to/past all times highs. But these are companies I believe in long term. And Time in Market vs Timing the Market. So should I just buy them now based on their future potential value as opposed to waiting to try to get a discount that no one know if/when will ever come?

Margin question. If I buy on margin and stock goes up, then if I sell only enough to cover the margin and just keep the extra stocks, do I have any tax on that sale if I did LIFO?
Understand if it goes down and I do the same thing I loose shares (assuming I had a base of shares to begin with)
