I recently cleared all (5) rounds for Times Internet. But they haven't released the offer letter yet (even though my last working day has passed). Recruiter keeps saying that he still didn't get the approval yet.
Anyone else faced similar situation? Should i wait for Times? Or go ahead with another organization?

Don’t cash out; this will cause you to pay more per month and likely at a higher rate than you have, all while putting you underwater
Instead, do a construction loan. This means you buy the place interest-only, and the bank adds the cost of the renno to the full mortgage once you refinance

Tbh that’s not a great flip. Congrats but time also was on your side. It’s a great live-in-flip but $45k for a condo is excessive. Did a whole 3 bedroom for like $13k and increased by $30k within a month pre covid

Spending $40k to increase the value by $65k to $75k isn’t really a win if you consider it as an investment or flip. Keep in mind that selling cost is about 7% to 8%, which would be $40k, so you would actually lose money if you sell.
You can try doing a refinance, which would require an appraisal so you can see how much equity you now have, monthly payment would hopefully decrease since PMI might no longer be required and you should get a better rate with the increased equity.
If your monthly income is sufficient to show potential lenders that you can afford two mortgages, you can then leverage to buy another property as an investment.
I think the ARV is too low for spending 40k? 40g to rehab is pretty expensive? What did you do?
Agreed, I spent too much on plumbing/electrical (rookie mistake) but also I’m in a luxury high rise and have nicer waterfall countertops, light fixtures, etc.
