I have a garage with enough ceiling height to add a 300 sqft bonus room. That is a 15% increase in square footage of the home. It would be accessed from the middle of a long staircase (3 stories) that goes from my back door/garage to the main living area. The room would have windows, but into the garage area, and minimal natural light from the garage door windows. I don’t really need the space, but if the investment pays for itself and more, I’d want to enjoy the space. Do you think it worth it?
