I know getting rich requires a lot of patience, and saving / investing / reinvesting for x years. When did you began to see a fast progression ? I’m 26 and am very impatient. 😂 I just hit my 100k and live in HCOL area and feel like it isn’t enough.

Hi, I think about resigning every day. I know that next year I will be leaving the profession and am doing everything to make it to the end of the year. I’m wondering what other people are doing who feel similar feelings. I’m all full up on toxic positivity so don’t worry about that! Lol.
I am a 4th year senior in assurance and want to move to advisory services. Would i start on staff level?

Is there a setting that would allow a cut-off text cell to show that there's more text not visible?
To reiterate, let's say I have a cell that says "I love the excel fishbowl" but the size of the cell only allows "I love th" to display. I don't want to change the font size, cell size, or wrap it, etc. I just want it to show that there's more to read, like how we see three dots elsewhere, i.e. "I love th...". Is there a setting that does anything like that?

Bought a 300k end unit townhouse in Atlanta, 14 months ago with 10% down (3.65% interest rate). Prices in subdivision have been increasing over that period. This month 2 non-end units listed for 330k and sold right away. The opposite end unit on my 5 unit building was listed for 340k and is currently pending. What is the best way to stop paying PMI since since I should be at 20% equity?
Just signed my final sales price documents. If the new home builder accidentally added a design item that I didn’t actively choose but would love to keep, are they still responsible for providing the item since they signed the final agreement?
Is it cheaper to buy slabs of countertop to then have fabricated/installed by someone else? Any recommendations on where to look for this type of help?
In your opinion, which kind of home would you prefer and why? House, apartment, condo or townhouse?
I wouldn’t invest or rent from these companies but all the more reason to continue investing in nice houses in nice areas. Wall Street is buying up family homes. The rent checks are too juicy to ignore
Buying a condo with an HOA - what’s the average reserve % you’ve seen? My HOA is 23% funded, and recently raised dues. Homes fly off the shelves quickly here and I can only afford a condo at this point so can’t avoid HOA for now /: but hoping it’s a good start.

What’s your ROI threshold/target to consider an opportunity a worthwhile real estate investment?
How do you estimate forced appreciation? If I put 40k into a 300k homes how much will it be worth? Obviously depends on how the 40k is spent. But looking for best practices/data sources/tips for how to estimate. Thanks
Any tips for putting an aggressive offer on a house you love? Other than the obvious of offering over asking. Seeing a house tonight that looks perf but is already getting a ton of attention (of course).
Has anyone invested in a rental property recently and achieved the 1% rule? Please DM me. If so what city and purchase price? Would love to chat
Looking for an NJ store selling hardwood flooring that has a decent selection and not too lengthy delivery times.
Everyone seems to have a 4 week wait for hardwood. Any help is appreciated.
2 questions: 1. Is the buyer only limited to earnest money if they back out, or can they get sued for more? 2. What happens if a seller backs out, any repercussions?
Any good investor friendly mortgage companies that people have worked with? Good rates on non owner occupied, flexible appraisal process, etc.
I have an opportunity to buy a studio in a high rise. This would be a property for me to live in. I reached out to an owner by letter to see if they’d sell as there’s not many studio units in the building and rarely go on market. She agreed to sell with the issue that there is a tenant in place until November. The difference between my would be mortgage (and fees like estimated insurance and taxes) and the rent the tenant pays is $200 a month. Cont.
Discussing to a friend: what’s stopping Florida’s home prices (mainly orlando, Tampa and Miami) to increase to California’s obscene home prices as people move down from northern states bc of remote work availability. No state income tax, the people who are afforded the remote work are on average higher earners, warmer weather incentive, more house and land to go around (for now), large tourist industry, thoughts?
I have a garage with enough ceiling height to add a 300 sqft bonus room. That is a 15% increase in square footage of the home. It would be accessed from the middle of a long staircase (3 stories) that goes from my back door/garage to the main living area. The room would have windows, but into the garage area, and minimal natural light from the garage door windows. I don’t really need the space, but if the investment pays for itself and more, I’d want to enjoy the space. Do you think it worth it?
