Agree if the buyer added an addendum not sure they can even legally exit in attorney review for that reason alone

Yea, no. They’re on the hook. Surprised their agent even raised it or your agent passed it on to you. Both of them should’ve reminded the buyer what they offered and you accepted
And frankly OP if your deal falls through I’d suggest you fire the agent. They are a dime a dozen
Is there any other contingency like for HoA docs? Just say no worst they can do is back out

I say no. Stick to the original terms. It’s a bait and switch on their end
