Really want to start investing. Don’t have a lot of capital right and want to BRRRR out of state. We’re thinking Indianapolis. We’ve never bought an investment home though. Is this a terrible idea? How do people find all the team they need out of state? And how do you make sure it’s a good deal? I’m tired of talking and want to do something!

Why would you BRRRR out of state. How are you going to oversee the rehab part of it?

If you're paying people to do every little detail it will be more expensive and therefore harder to turn a good profit given your work.

And how are you going to view properties, vet work has been done to your liking, keep contractors on check, etc?

And for BRRRR aren't you usually taking on higher interest loans (this the reason for refinance part). So you want to get this done quickly. I just don't know that I would tackle and out of state option as my first opportunity.

Research, research, and then research some more. If your fri nds have been successful, can you follow their footsteps? Assuming they're not buying properties every month, would they mind having you use the same relator and go after the same area? The problem would be if you start competing for the same property...

If you don't make a profit, it wasn't worth your time and effort. You need to carefully analyze your deal.

Thanks everyone. I think what had me so attracted to out of state was the way lower home prices, but I’m sure I can find a deal in the more local Austin or San Antonio area that I can BRRRR to get my feet wet with first

Ok. I got an offer for a “senior consultant” role at this ~75 person company. They offered me $115k base and I’d actually like to be at 130. I want to just ask if there’s room for an additional 15k in the base. I don’t want to qualify my reasons why. Tell me why I should approach it differently or if this will be fine. Interviews need to be monitored and recorded. I can’t tell you how many disappointed dreams I have been sold. It is a complete waste of time to really wait around to be wishful of a call. Gathering up 10 potential applicants to narrow it down to a top 3 and only make one offer is not acceptable. Much like jury duty, applicants should be compensated for their time.

Yay or nay. 675k rental investment home. Tenants pay 4350 leased for another year. House is pretty decent - no major issues or fixes. Some simple cosmetic changes can increase value. Decent area likely to appreciate. No HOA and we do our own property management. Doesn’t hit 1% rule buttt expenses will be fairly low.

How do rate locks work? I’m in NJ and I’m finding it so difficult to understand their fine print. No lender locks a rate here unless you have an accepted contract and further if that contract fails to close the rate lock automatically expires. I keep hearing so many folks saying they have a rate lock when I go check out open houses and I wonder how did they manage that?
