I recently sold a property that would have been the perfect place for my family, unfortunately, I don't have the financial means to take that step, and immediately a client loved the property for the same reasons I did.

Two years ago I had the challenge to sell a house where suicide had occurred, it was not easy to sell it, whenever I told the client about what happened in the house they fled in terror until a family of a couple and a child arrived, I did not want to sell it because of the child, but for the couple, it seemed to be a compelling reason to buy it. I feel bad for the girl but am intrigued by her strange parents.

There are a few listings I've regretted selling, but usually it's because I didn't get the price I wanted for it. I'm a very competitive person and I like to win, so if I feel like I could have gotten more for a property, it bothers me.

A mtg invite said "Sync" with my manager's boss. During the meeting he said to switch "Mid-Market" mindset to "Enterprise" (I'm a project manager). Something I used to do with my father before he died was fixing his home garden. Thanks to that now whenever I get a new property to sell I dedicate myself to fixing the garden before showing it, I learned to do it very fast and very aesthetically. Have you ever fixed houses by yourself to improve sales?

Best trick I’ve learned as a real estate agent: if you are trying to sell a home, ask the homeowners to bake some bread or cookies. Sounds silly, but the smell will fill the house and make prospective buyers feel warm and cozy. It's like magic!
