It's not so much a matter of preference as it is about where the opportunities are greatest. The thing with the Midwest is that properties usually come with more land, meaning that an agent's "territory" has to be bigger in order to get enough work. In a metropolitan area, though, people are living in high-rise condos, so one square mile will get you SO many more potential clients than the same size area would in a more rural location. I'd rather live in Iowa to be honest, that's where I'm originally from but there just isn't enough business to go around

What one person calls a "ruthless market," another calls "an exciting opportunity." I personally really enjoy the challenge of knowing that if I don't get one of my clients into a home, one of the other agents will. It makes me bring my A game to work every day. Fast-paced, exhausting, at times very frustrating, but so rewarding at the same time. I'm thinking that rural zones wouldn't be the same speed

6 months pregnant and just laid off. And 40% of my severance was just taken in taxes .. I just spoke with paid family leave and I no longer qualify even though I had been paying into the program (thanks NY).. I already applied for unemployment but doctors are telling me I’ve got 10-14 weeks left in this pregnancy.. so stressed having twins and being unemployed, no maternity leave, no paychecks coming in, and I’ve been applying but not a single interview.. just ugh. 😭

So I work for a multimillion dollar company
Here’s my dilemma. I started as a temp in the traffic department as a scheduler in April of 2021. I was making 44K a year with ZERO benefits.
I applied for a different position in logistics and got the job! BUT is came with a HUGE pay cut. I went from making 44K a year to 32K. I work my butt off and feel like I should be making more for my responsibilities. I’ve only been here a year but I do more than I should.
Is it too soon to renegotiate my pay?

Need some wisdom on my potential error:
I recently stopped contributing to 401k to put that money into paying down massive MBA debt instead.
I know there are tax savings and money will grow at compound rate, but paying off debt that will severely limit my short term options is also important no? Also, I have a regular brokerage acct w/ Betterment that I'm treating like a 401k (won't touch it, will add to it eventually), but unlike 401k it provides liquidity if i need it.

Before you muster up the courage to run facebook ads to generate more leads as a realtor, figure out who is your ideal client. I mean really really think. Do you know what they’re eating? Do you know if they’re a fan of binge watching tiny home videos? Where do they currently live?

As realtors, our worst and best friend are the contractors, being friends with the contractor that remodelled a home you are going to sell is a plus because you can know for sure what kind of improvements were made to the house and why; and what kind of things are pending to be improved, that way you can provide real information to the client.
